Re: Land For Sale in Mad Rock Area

The Town Council of Bay Roberts has received numerous calls and comments from the general public since real estate signage has appeared in the Mad Rock area advertising 28.7 Acres of property for sale.  This information release is intended to clarify some of the points around this land from the Town of Bay Roberts point of view.

Apart from the roadways in the area, the land is not Town or Crown owned.  The area is privately owned/claimed, and our understanding is that the property owner is seeking to market and sell his property.  This is certainly within rights of any property owner.

With regard to this specific piece property, it is currently zoned as “Mad Rock- Comprehensive Development Area”where the only permitted use is “conservation” and where there are no current discretionary uses. Any changes to this zoning or development of the property would require a full public process as outline in the Town of Bay Roberts Municipal Plan and the Town of Bay Roberts Municipal Development Regulations.   The owner and realtor are aware of these facts.  

To date, the Town of Bay Roberts has not received any requests for rezoning or any applications to develop the property in any way, either by the current owner or by any prospective purchaser.
